Project Overview
M&P Mechanical was appointed as the Mechanical Contractor for the prestigious Claremont Residential Development in Howth, Dublin 13.
This large-scale project features 512 high-end apartments across four blocks, supported by an array of community and commercial spaces including a gym, crèche, retail units, café, and restaurant. Our team was responsible for the complete design, supply, installation, and commissioning of all mechanical systems across the development — a true full-service delivery.
Engineering a Sustainable Future
At the heart of the development lies a state-of-the-art district heating system, designed and installed by M&P Mechanical. The central energy centre houses high-efficiency condensing boilers, Combined Heat & Power (CHP) units, and air-to-water heat pumps, working together to deliver low-temperature hot water (LTHW) throughout the site.
Each apartment is fitted with a Heat Interface Unit (HIU), providing precise control of space heating and instantaneous domestic hot water, while Mechanical Ventilation with Heat Recovery (MVHR) systems ensure superior indoor air quality and energy efficiency.
The system is fully integrated with a Building Management System (BMS) provided by McCool Controls, enabling real-time monitoring, fault detection, and performance tracking. The result is a development that’s not only technically advanced but also highly energy-efficient, supporting strong BER ratings and lower carbon emissions.
Innovation and Coordination
From the outset, collaboration was key. Working closely with Walls Construction and Marlet Property Group, M&P Mechanical coordinated the installation and sequencing across all four blocks, maintaining strong communication between trades to ensure safe and seamless delivery.
Smart technologies and innovative solutions were implemented throughout the build; from variable-speed water booster sets with advanced control logic to hybrid CHP and heat pump systems optimised for real-time energy efficiency. Every component was designed with longevity, performance, and sustainability in mind.
Testing, Commissioning & Performance
Our commissioning process was comprehensive and data driven. Each system underwent pressure testing, flow calibration, and integrated control testing through the BMS. Seasonal performance testing will continue for two years post-handover to ensure efficiency remains consistent year-round.
Feedback from our client has been extremely positive; highlighting the reliability of the systems, the professionalism of our team, and the accuracy of our energy metering and monitoring systems.
